Cancellation & Refund Policy

Hate to see you go, but if you do—here’s how cancellations work.

We understand that plans sometimes change. Our cancellation policy is designed to be fair to both our guests and our team while protecting the availability of our homes.

By confirming a reservation with us, you agree to the following cancellation terms.

Reservation Cancellation Policy

24-Hour Grace Period

Guests may cancel their reservation within 24 hours of booking for a full refund, provided the reservation was made at least 7 days before the scheduled check-in date.

Standard Cancellation Terms

30+ days before check-in
• 100% refund of the nightly rate and cleaning fee.

14–30 days before check-in
• 50% refund of the total reservation cost.

7–14 days before check-in
• 25% refund of the total reservation cost.

Less than 7 days before check-in
• No refund will be issued.

Non-Refundable Reservations

Some reservations may be booked at a discounted non-refundable rate. These reservations are not eligible for refunds after the 24-hour booking window.

Early Departures

If a guest chooses to depart early after check-in, unused nights are non-refundable.

Date Changes & Reservation Modifications

Requests to modify reservation dates are subject to availability and must be submitted at least 14 days prior to check-in. Price adjustments may apply depending on the new dates selected.

Cleaning Fees

Cleaning fees will be fully refunded if a reservation is cancelled before check-in. Once check-in occurs, cleaning fees are non-refundable.

Extenuating Circumstances

In rare cases involving severe emergencies or government travel restrictions, exceptions may be considered at management’s discretion. Documentation may be required.

Travel Insurance

We strongly recommend purchasing travel insurance to protect your reservation in case of illness, weather disruptions, or unexpected travel issues. Please note: For Surfside Beach properties refunds are NOT given in the event of rain, tropical storms or a hurricane. We cannot require travel insurance but we HIGHLY suggest purchasing the travel insurance between the months of May and October to protect you as well as us in the event of a natural disaster.

Host Cancellations

In the rare event we must cancel a reservation due to unforeseen circumstances, guests will receive a full refund of all payments.
